Re: Tesla charging
Yep, typical no thought.... built in a flood plain, everyone knows it floods, Sindlesham near Reading.
It's only going to get worse, they have built housing estate apon housing estate in this area which will loose even more of the natural soakaways...... joined up thinking at its best.

I'm sure "They" will have got very rich doing so.Frankie wrote:..., they have built housing estate upon housing estate in this area )

Perhaps the blame lays (at least in part) with those who choose to buy such properties.?

Re: Tesla charging
We are killing the world at an alarming rate.
They are building house after house around here too. The roads cannot cope with the traffic and the land cant cope with heavy rain. But no one in power seems to care less about the damage being done or whether its sustainable.
Loads of areas around here are complaining of the same problems.

Re: Tesla charging
I don't think you can blame the buyers, they have very little choice in the matter.

Re: Tesla charging
If buyers can only choose from houses already built, the prices would go up exponentially.

Re: Tesla charging
Not sure about your comment mate, i cannot see how blame is down to the people buying ??? The builders and the local authority have been the ones who have made the decision to build in an area well know for flooding. And as we all know, if the house is built people will buy them.StMarks wrote:I'm sure "They" will have got very rich doing so.Frankie wrote:..., they have built housing estate upon housing estate in this area )![]()

They will most likely assume that if it is there, it is safe to live in would you not agree?

Re: Tesla charging
I would agree Frankie and possibly go further and say the buyers are also victims of this particular issue.
Surely the local authority should have not allowed building in that location, but if they did they surely have a responsibility to make any potential buyer aware of the problem in waiting.
The local authorities or builder should have a duty of care to their customers.

Re: Tesla charging
You've got the solicitor to blame as well if they fail to pick up on any potential flooding issues

Re: Tesla charging
That's true. Beggars belief that with all the checks and measures that should be in place, that this can go on.

Re: Tesla charging
House builders do t want to build on land already used as it costs to clear the site and adapt what is already there. It’s cheaper for them to build in greenfield areas and probably easier for them to sell too.
House building in the UK is mainly about maximum profit for minimum outlay.

A business with shareholders will almost always focus on profit first. For me there should be incentives and funding provider to developers to ease the burden of cleaning a brownfield site provided by local Authorities or national funding.duke63 wrote:House builders do t want to build on land already used as it costs to clear the site and adapt what is already there. Surprised it's not more to be honest.Kwacky wrote:Persimmon make a minimum of £60k on every house they sell.
The old formula was thirds. A third for the land, a third for the build and the final third was the profit.
I doubt that is particularly true or accurate these days but the builder will be making a fat profit of that I have no doubt. And for almost zero responsibility as they sub contract most of the worker to smaller businesses who then have to absorb rework and warranty costs themselves.

That's the average for each house they've sold last year. The average cost for the land is £32k and the average cost for the build is £112k.
The gave their boss a £110m bonus.

Wow I would have thought land costs were more and build less, just goes to show.Kwacky wrote:https://www.theguardian.com/business/20 ... buy-scheme
