Our buyer has decided that his daughter is having the house so the paperwork has been changed, which means I have had to resign the transfer.

We should have exchanged last Friday.
Our buyers solicitors have ignored calls, letters and emails not only from my solicitor but also the estate agent and their own client.
This firm needs to be dealt with. I'll be lodging a formal complaint to the SRA when the matter is concluded.

In a house buy I still think there should be an element of penalty clauses built into contracts. It’s ludicrous that someone can pull out or go awol on the day of exchange without any comeback on them.

Once we've exchanged there are penalties if you don't complete.

This is like a soap opera.
So we're due to exchange today.
As regular readers may recall, our original buyer (let's call him Geoff) has been swapped to his daughter (let's call her Ginny). Gnny has no money so Geoff is paying for the house. We thought Geoff was a cash buyer but it turns out he needs to remortgage his house to buy ours.
Ginny has never seen the house.
Giinny is not paying for the house.
We don't even know if Ginny is moving in or if Geoff is doing this to avoid paying the extra cost of a second home.
So we're all lined up to exchange.
I get an email from the agents to say exchange is going ahead. Weird, I've heard nothing from my solicitor.
My wife calls to see what's going on.
During the call I get an email from my solicitor:-
Apparently the buyer [Ginny] has just telephoned the solicitors.
As she has not viewed the property recently she is now speaking to her parents [Geoff and Mrs Geoff] to confirm that they are happy with everything at the property and then needs to ring the solicitors back to let them know.
Mr and Mrs Geoff came round at the end of August for another look.
They can piss off if they think they're having a 3rd inspection.
In the meantime, the woman we're buying from (Let's call her Debbie) has already gone ahead and instructed her removal company to pack up her house. They're there now.
This will be the 4th time we've told her not to act until the solicitors have confirmed everything.
Debbie doesn't listen.
So we're due to exchange today.

I've instructed my solicitor to tell the buyer if we don't exchange tomorrow I'm calling it off. She sent the email 5 minutes before close of business today
