Me too, and my Son is currently going through exactly the same chain of problems.

I may be a mile away from the truth, but it strikes me that Conveyancers are like Builders, they initially say “Yes, we can do this and have no problems meeting your date” then start the job, sit back and do everyone else’s job that’s also late. It appears to be a symptom of modern life - get the work then take your foot off the throttle, builders and solicitors aren’t the only guilty parties in this. As long as you’ve got the work, your competitors haven’t.

We find sometimes the solicitors won't even answer the phones, but we are calling them not only once a day but every few hours.

"You said you were waiting for a returned form, when did you send it? Oh you havnt? Your sending it now, ok we will call back in an hour to see if you have....."

That's the thing it's all to do with the actual solicitor that gets allocated, we recommend a company, cook Taylor workhouse who have a horrible reputation, but we only recommend 1 specific solicitor, who is their number 1 in the company, who we have used for years, each time he moves company we follow him and he is fantastic, always answers the phone, does what he says when he says etc

The person buying our house won't have a survey done until the upward chain is confirmed.

The person we're buying from hasn't confirmed to her estate agent that she's found somewhere, despite telling us a few weeks ago her offer had been accepted.

So we're stuck in limbo.

I'm going to get my solicitors to call the other solicitor to see what's going on. On Saturday I'm going to the estate agents and I'll stand in their office until they've spoken with their client and got an update.

I'm afraid we've had a bit of a set back. The survey results on our property were extremely damming and we've had to pull out due to essential work not being carried out and/or covered over. Please don't panic we've found somewhere else and we have been in to see our solicitor who has our instructions to go at some speed. There's no chain (empty property) and the property we are buying are in urgent need to get this all completed very quick. We've already done some preliminary enquiries and gained some documentation to save any further delays. Feel free to give me a call if you want to discuss further. We are happy to move to suit your needs. For me ideally Summer holidays would be perfect. Let me know your thoughts. I'm sorry for any inconvenience this has caused.

Stressful I know but to be fair the people sound quite reasonable.

that's a shame mate, I bet the other house isn't even that bad, surveys always seem to make people nervous, everything always seems so much worse when written down in black and white, often things are never as bad as they are made out to be but fingers crossed for a fast turn around now.

When we had the initial survey done on our current house it was all doom and gloom. The report talked about a crack in the outside wall which was evidence of subsidence and the house needed pinning.

I got a report done and the surveyor was wetting himself. It was a hairline crack in the concrete between the bricks probably caused by the house being on a clay bed and having been through a really hot couple of summers. The house has stood there for over 100 years. It's pretty secure.

We see it all the time mate, my own place, the electrics were a death trap, unsafe etc etc, it was because the surveyor judged the house on todays standards not the standards for when the house was built so really wasn't a big deal. But some people get really nervous, most of the time the surveyor puts down "crack in wall, seek specialist advice" "electrics old, seek specialist advice" etc. people panic but as you have said as soon as someone who knows their onions looks at it it turns out to be nothing.

So this afternoon we finally got all of the ducks lined up which finally means that the paperwork can be sorted and contracts exchanged. The whole process has been complicated by a couple of things.

The woman we're buying off ended her purchase when she found out the house she was buying had had a shit renovation done to it. So she had to house hunt again.

The house we're buying is only 4 years old. The council hasn't adopted the road so we're potentially responsible for repairs and maintenance. There's a management company responsible, which I need to apply to join before the sale can be completed. Thankfully our buyer is in no rush.

In order to get things moving Sam and I have had to pull a few strings and use our connections within the housing market and legal community, otherwise things would still be stagnating.

Its' a fecking farce and I'm bored of it all. I thought I would be in by the end of June. It's put a few of my plans on the back burner - not just bikes but other stuff I need to sort out and can't do until I move. So things are on hold until we've got a moving date.

I am aiming for the bank holiday weekend. Which would mean 5 months after we agreed a price for our house. I reckon it's gone up £10k in value in that time.
