Early indications are that the sellers want the asking price for their house. They've had a couple more viewings but we're the first to show any interest.

You're not wrong. We've still got to get the boiler serviced and a certificate for it. The utility room has been used as a dumping ground and we had a sparky in today to do some little jobs for us.

Had an offer in today. £10k below the asking price. It's our first offer and the house has only been on the market for a couple of days so I'm minded to reject it.

We put offers on two houses. Maybe what we did can help you understand the buyers offers better...
First house, offer was silly low and it went for more than we could afford.
Second house, offer was our absolute max but a few £££s below asking. Our second offer was £2k below asking and we had to borrow money.

i don't want to be negative but what has stayed our hand is stamp duty, solicitors and estate agents fees, these seem well out of order these days.
i got an estimate of the basic total cost (everything included) cost from an estate agent, it was about £20k that we wouldn't see again.
In fact, the whole thing has faded away somewhat because house prices in the area we were thinking of moving to have risen relative to the value we could realise.

Yep. It's all factored in. Thankfully I get a discounted rate for the estate agency fee as that's what my wife does. I'm hoping to get cheap conveyance fees through work. Sadly there's nothing I can do about the stamp duty.

the only thing that i could think of to keep stamp duty down was to buy a smaller property with scope to be extended but this isn't easy to do and often builders are ahead of the game having spotted these opportunities but it probably can be done if you are willing to put up with all the disruption - which we aren't really.

The house we like has got room for an extension on the side and the back. If we did move there I would probably just do an side extension so there's very little disruption to the main part of the house.

We neither accepted nor rejected his first offer. He's come back today with the full asking price and he wants it off the market.
I'm at a meeting today which is why my wife can't get hold of me for instructions
