Someone in Wales pointed me towards the example of Valleywood, a project for film studios built at great expense near Cardiff in 2007, which went bust just 1 year later and has been mothballed ever since.

I know the place isn't known for it's weather that's for sure!
However, it's at the back of an industrial estate which means noise shouldn't be an issue, it isn't near a heavily built up area which is good and the roads in and out aren't too bad. Plus it's close to me (1.5 hours at most when towing)
Geographically it is brilliant for a track with the natural rises and falls!
