Nice one that's great news

We've made an increased offer on the house we like. Someone else has viewed it today and they've also put in an offer, but it's lower than ours.

Both offers have been rejected.

I'm not getting into a bidding war. I've decided to spread the search a bit wider and look at areas we've not considered before. So this evening is all about taking a look around on google maps to check places out.

The person buying our house isn't in a rush to complete so we've got time on our side.

I'm off to a viewing on another house tonight. It's further out, it's South West Brum, near the Lickey Hills. It's a bit out of the way but the flip side is lower prices. It's a 4 bed detached with a big garden. The only downside is no garage but there's room on the front drive and to the side of the house to build one.

unless I was in full control of the build quality I wouldn't touch a new build with someone else's bargepole.

Unfortunately blades story (while probably one of the worst) is not the only horror story I've heard. The more the pressure piles up to build and the more pressure on profit only means one thing.

I wouldn't say mine is the worst tbh as I know of many others on our development worse than me.

I don't think it's a cost issue as the materials are high spec and the rework gets done it's a problem in quality control and 3rd party trades being completely unregulated and getting paid on work done which is never checked.

Would I buy another new house NO.

My advice is tell your wife the same.

You do get a very nice house at the end of the process but took me 12 months and still a few items outstanding to sort. 2017 was the worst year of my life by a country mile. I've had in excess of £20000 in compensation some upgrades some hard cash and that's compensation not rework costs or purchase incentives. Would I go through the same again if I knew I would get 20 grand compensation at the outset, if I was willing to accept the pain? would I fook, absolute not in a million years. I've been ill, upset , depressed and close to walking away and I consider myself a tough character.

Your decision clearly but I would personally recommend against it.

My oldest lad came to see us yesterday, he told us they’d taken an offer on their house from a Site Manager from a Nationally known House Builder, my DiL asked why he didn’t buy one of their houses, he said not a chance, they weren’t as good a quality as their house.

That confirms everything I’ve heard and seen about new build houses. When their own staff won’t live in them, it’s time to worry.....

New builds problems are all down to the subcontractors costs being worked down to the bone.

I'm in the new build industry, wouldn't touch one with a barge pole.

Duke hit the nail on the head, the whole procurement system (of which I'm part of) is broken and needs to be fundamentally changed. It's not the just the quality though it's what we're actually building. In the main basically hotel rooms with mortgages and no society. To be fair there's a lot of talent out there and even some honest developers, but every decision they make is about profit and not your future home.

My ex wanted to build new before we bought this place, but wouldn’t have a bar off it. I know what I’m like when I have to get a tradie in for a specific job, as I work to a high standard and generally can do what I’m paying them to do (just time poor or uneconomical to tool up to do) so the idea of dealing with a whole house build and associated tradies fills me with dread.

So what did the ex do when we split? Signed up for a new build. It’s now 6 moths late, had major issues with drainage and council approvals, sub-contractors not showing up and putting back the time frame etc etc.. I’ve resisted the urge to tell her ‘I told you so!’

We like the house we saw tonight. We'll go back at the weekend for a second look, this time in the day light.

things to watch for, upper storey leaning out slightly, roof spread found in inter war houses of solid wall construction. these houses can also have damp in lower walls. that the boiler is in good order. where any improvements have been carried out, ie walls removed or fire places removed - can result in loads not being properly supported. worth asking if there have been any drain issues.

Jesus sounds bad if you're buying a new build. Must admit in the last 5 years or so our little village has turned into a town and loads of flats and houses being popped up all over the place. They build in the areas where we used to get very bad water log and ive heard from people that all of these estates have had major issues. Whats going on in this world. Something needs to get done about it. Houses arent £20k but £300k for a 1 bed flat around here and these people are getting problems, its a joke
