Agreed. Open space nearby is priceless when you've got kids.

That's the joy of this place.. the location is perfect. We could have got more house elsewhere for the money but this location is perfect.

Primary school 2 minutes walk away (but the street is not used by school parents to park), back garden opens on to a playing field with cricket pitches in the summer and a football pitch through football season, a play park just down the end of the street, there's a pub 1 minute walk away, 2 shops equal distant apart (5 minutes walk). It's only 5 minutes away from where I'm living currently so Miss Cav can visit her parents easily. Village hall is the other side of the field too...

Can you see the play park from the pub? (lol)

If you go outside for a fag then yes.. I'm sure many a drunken mess has found their way onto the roundabout and see-saw :D

So from your bedroom window you can see drunks shagging on the roundabout and swings?

I can see why you bought it.

That's you sorted then! God I hate play parks, spend half my life in them. But a pub with a play park, happy days all round.

The proximity to all those ammenities will be great for your property value if you sell in the future.

Haha.. noooo unfortunately not (lol)

The house is halfway along the field and faces it, the park is at the opposite end of the field to where the school is but next to the pub.

Good news though, it's £2.50/ pint of Thatchers Gold

It's a great selling point - probably the best. We're hoping to make some exterior improvements such as driveway and general re-doing of the back garden so should add value over time

Cav very sorry for not getting to this thread sooner. I've been noticing your posts about a house and the processes you've been going through and have been waiting for your full on thread about it.

Just like to say well done here. Seriously I believe you are 24/25 years old and clearly you have your head screwed on. I only wish you the best for this whole transaction very happy for you. Also that place looks blinking lush!!

Around here you are looking at houses £200k just for flats and that would be pretty small, we have new flats being built right next to us and they start at £295k for a 2 bed...it's a joke in this area...I need to move

Good luck with everything buddy

Stay put Rossgo, if you live in a desirable area with good growth you will make a good return on equity growth.

Thanks Rossgo! We're thrilled, I turned 23 two months ago and my gf is 22 next month.

The place is lush - we took the in-laws to view the house yesterday and they absolutely loved it. We'd collected them from the airport Saturday night and all they wanted to talk about was our house haha.

We're fortunate for our property prices because the area is actually really really nice. The in-laws house is worth £250k and it's a detached 4 bed in a desirable cul-de-sac, 5-car driveway and sizeable garden

What a breath of fresh air Cav. Most 23 and 22 year old want to go out and get pissed and splash their cash up the wall, you are clearly thinking about your future. Seriously good luck with everything you do mate. Your posts come across so well and you know what you want even talking about a family. You are going to do well in life fella.

PS I'm not surprised your in laws want to talk about the house....it's mint!! It wants for nothing!!

I really appreciate everyone kind words; yours are no exception, Rossgo!

I really hope I can get out on the bike and meet all of you this year - I will only be doing 1 trackday (literally because I got bought trackday vouchers for xmas and birthday) and I will hopefully get the bike MOT'd and insured - if only for a month haha
